Inventory Check In Report
An inventory check-in report is a document that is used to record the condition of a rental property at the beginning of a tenancy. Here at Clerkbook Property Group, we'll visit the property and carry out a thorough inspection, using the latest technology to create detailed, easy to read and jargon-free reports. We utilize digital photographs to supplement our reports, ensuring that our clients are protected in the unlikely event of a dispute between landlord and tenant. The report includes a detailed list of all the items in the property, including furniture, appliances, and fittings, as well as any damages or defects that are present at the start of the tenancy. The report also includes photographs and notes on the condition of the property.
Check In
At the commencement of the tenancy, Clerkbook Inventories will fully inspect the property and compare it to the master inventory. Any variations will be noted in full and a schedule of condition and cleanliness will be provided and signed by the tenant if present.
Our check-in inspections are carried out at the start of every tenancy to ensure an up to date record of the property’s condition is on file.
We test the working order of keys during the inspection to ensure a seamless transition takes place. Clerks will also record the type and quantity within the report and schedule of condition. Keys will be released to tenants once the schedule of condition has been signed.
Check Out
On termination of the tenancy, a comparison is made with the original inventory. The check-out report will detail all changes to the condition of the property including cleanliness, loss, damage and meter readings.
The check-out inspection is performed at the end of the tenancy and documents the exact condition and contents of the property at that point in time.
We test the working order of keys during the inspection to ensure a seamless transition takes place. Clerks will also record the type and quantity within the report and schedule of condition. Keys are returned to the landlord or agent as previously arranged in a secure and efficient manner.
Mid Term Inspection
An interim inspection is made part way through a tenancy and looks at the condition of the property, its contents and any issues that have arisen during the tenancy. It can also be used to identify if the property requires repair, restoration or maintenance or is in need of decoration. Photographs will accompany this inspection.
This additional service gives a landlord peace of mind and assurance that their property is being maintained, especially those who reside overseas or those generally looking for a hands free rental.
